The commission rates (Airbnb 17%, VRBO 12%, Booking.com 18%, OwnerRez 3.5%, Other 15%) are the published rates the calculator uses. Your revenue figure is yours. DirectStay's monthly fee is published. The arithmetic is (your revenue × their rate) minus DirectStay's monthly fee. That is the number. Not an estimate of the number.
The calculator uses the revenue you type in. Ten thousand is a round example, not a minimum. If the published monthly fee is larger than what you currently pay, the result will show that too.
Yes. The published plans are monthly. You can cancel from your account. There is no annual contract on the published pricing. The month you cancel is the last month billed.
Yes. A flat monthly fee is billed whether the calendar is full or empty. A busy month does not take 15% with it. An empty month still costs the fee. That is the trade the calculator is there to show.
No. DirectStay is a direct booking channel. You can keep your Airbnb listing, add DirectStay, or move over. The calculator compares what those platforms take against DirectStay's monthly fee. It does not require you to take anything down.
